There goes the neighborhood, 250 single family homes! The infrastructure alone needed to run all that (roads, sewer, electric, etc) will be huge. Hice to see that it still pays to know someone with $.

"It's true that the resort had been more or less breaking even for the past five years, and the surrounding acres of vacant land were just that -- vacant."

Well shit, we can't have vacant land just sitting there!! What the fuck good is vacant land? I know...lets build 250 homes where no one wants them except the developer so they can make a tidy profit. I wonder if Save The Ridge is going to get involved. Probably not...is doesn't affect their viewshed. Prove me wrong...someone please prove me wrong.

If the 250 sfu development happens, it will be interesting to see the marketing. Are they going to be positioned as vacation homes for the "traditionally jewish people that frequently visit the area" or are they going to be single family homes for full time residents. Hard to see any real reason for anyone to move to Kerhonksen (no offense mike, molly, rob, and sam). It's not like there is a large growth in industry and jobs in that neck of the woods that screams the need for new houses.

Rumor I heard is that this is slated to be a Hassidic community very similar to Kyras Joel in Orange County. Yippee!

RR

P.S. Anyone read that Kennedy Funding article? Those guys are so free with their money maybe they will lend me 10 or 20k so I can build a 20' cinder block wall at the intersection of Granite Road and 44/55. Boy they make themselves out to be regular boy scouts don't they? If you believe that I got a resort to sell ya.

Rob, OY VEY! Don't get me wrong- Kerhonksen is a lovely area.

All I'm saying is that it's not like AMD is building a 3billion dollar chip fab plant within 15 miles that is going to attract 250 new families to fill up those new houses.

Kerhonkson is a great place to live, why even the neighbors are so nice as to drive you all the way to Stone Ridge Sunday eve so you can rent a copy of Grizzly Man. (What a tool btw, but that’s for anther thread) Although if one is touring the area one must pay a visit to J’J’s.

Anyway…I have no beef with any one wanting to cater to certain religious or ethnic groups with said property in technical terms. (Meaning it’s a free country you can more or less do what you want) I do feel that most of these types of communities that are set in rural locations such as this do little to add overall value to the community as a whole. I feel most just end of carving out a notch, keeping themselves mostly separate and secluded from the rest of the nearby surrounding area with very little interaction.

From Commercial Property News:

Minnewaska Co. L.L.C. sold Hudson Valley Resort (pictured), a 344-room resort hotel in Kerhonkson, N.Y, to Delaware-based Everyday Logistics for $18.5 million. Located at 400 Granite Road and only 30 minutes away from Manhattan, the property's amenities include more than 30,000 square feet of meeting space, indoor and outdoor pools, spa, golf course and 383 acres of land that the buyer plans on developing as a residential resort community. Stamford-based Sperry Van Ness represented the buyer and the seller in the transaction.

Maybe no AMD plant, but wait till they get more block development grants (from you and me) to put up stuff like this?

web page

They are picking this location because of proximity to large scale water supplies, including the NYC Catskill water system if necessary. Look at Kiryas Joel if you do not believe it; projecting 67,000 people from what was originally a small 'settlement.'

30 minutes from Manhattan? Nothing like a little positive sales hype to drum up prospectives.

It probably takes at least 20 minutes just to get to exit 18.

They won't get very far if they are planning on using NYC water. They are almost as protective of their water L.A.

Also, are we talking about 250 families, or 250 Hasidic families ? Those are distinctly different things.

No doubt. Hasidim are in direct competition with Mormons in the 'pump out baby' competition.

You are right about NYC, but may not understand the tenacity and political muscle involved here. Take a look at KJ's attempt at getting on the pipe and you'll see what I mean.

From everything I could Google, it looks like the pipeline hasn't happened, is that correct? A quick view of KJ's web page still lists the pipeline as a future project. If KJ needs 200 new housing units a year, and Monroe is squeemish about expansion, it is no wonder that the resort was purchased, even though it only looks like a stop gap fix for the KJ growth problem.

Thanks for the heads up.

Seems like more of an affiliation deal than a sale. Still, points to what they are trying to do moving forward.
